Specialty Leasing F.A.Q.'s

How do I become a Specialty Leasing merchant? The first step in the selection process requires that you fill out the enclosed application and return it to Ridgmar Specialty Leasing at 1888 Green Oaks Road, Fort Worth, TX 76116. You will be contacted by the General Manager or Management Assistant to discuss what opportunities may be available for your particular business. What if I am looking for an in-line space? Ridgmar Specialty Leasing offers a variety of temporary in-line store opportunities. Upon receipt of your completed application, the General Manager will contact you. Each store is unique and is individually negotiated on the particular needs of your business as it relates to the needs of the Shopping Center. What kind of commitment do I have to make? Specialty Leasing agreements are written for a minimum of three months. A Landlord right-of-termination or relocation allows Ridgmar to terminate an agreement or ask the merchant to relocate with a 30-day written notice. How are rates structured? Merchants are responsible for a monthly base fee, which is due on or before the first of each month. In addition, you could pay a percentage of your sales over a natural breakpoint (a threshold which is calculated against your base fee).Rates will vary between merchants and are calculated based on location. For example, a higher traffic location pays higher rent than a lower traffic location. What hours do I need to operate? All merchants are required to be open and fully operational during normal Ridgmar hours as designated by mall management. This includes any extended hours during the holidays.
